What’s the most important thing when it comes to selling your home? An estate agent? An attractive list price compared to neighbouring properties? The percolator brewing fresh coffee? The answer: Photographs.
To adapt the old saying “a photograph is worth a thousand words”. In today’s online market, it could never be more true. It’s the first thing your prospective buyer will look at, and although we’re told from an early age not to judge a book by it’s cover, it’s exactly what we do. You flick through the weekly property guide, you surf Rightmove or Zoopla and your eyes are drawn to the most beautiful images, even if you can’t afford the said property! It’s completely natural of course, from birth we are perpetually drawn to beauty.
If you’re looking to sell your home in the coming months you’ll need to be at the front of the beauty parade, making strides and getting noticed for the right reasons. We all have smartphones, tablets and SLR’s nowadays, but this is no substitute for a professional photographer and it may surprise you, but they’re not as expensive as you think.
Chris Dixon of Exposure Yorkshire, (covering Harrogate and the surrounding areas) explains the importance of why professional photos of your home make all the difference:
“Selling your home these days is an uphill battle and you never get a second chance to make a first impression. Being an interior designer and photographer for the last 18 years I’ve developed an eye for detail. For the angles that simply work. For the right way to showcase a photograph so the seller has the best possible chance of a sale. Amateur photography often leads to dark, dull and lifeless ‘snapshots’ or the ‘not so smart phone’ type pictures that fail to expose your property. The overall aim is for buyers to be able to visualise living there so exposing the dark and light shadows, making the colours pop and creating the right ambience is of utmost importance.”
If the explanation above doesn’t sway you, here are 6 reasons why professional photography can help sell your home.
1. Buyers rate photographs as the biggest influence whilst searching online
92% of buyers use the internet in their home search process and 50% use a mobile website or app. They rated photographs as the biggest influence in their search. (Source: Realtor.org)
2. Professional photographs get more online views
Studies show that homes photographed by a professional gained 61 percent more online views. (Source: Wall Street Journal)
3. You’ve got less than 3 seconds to impress a potential buyer
First impressions really do count! The average Rightmove visitor spends 27 seconds on each Search Results page. With 10 properties shown on each page, on average you’ve only got 2.7 seconds to grab your buyer’s attention. It’s the properties with the best photographs that get noticed. (Source: Rightmove)
4. Professional photographs generate 5x more click-throughs
On average, after a property has been professionally photographed the seller gets over 5 times more ‘click-throughs’ (people clicking on a property to see it in more detail). This translates directly into increased viewings, which brings in the offers, which in-turn sells the property. (Source: Home Truths)
5. Professional photographs fetch a higher sale price
It’s proven that property listings with photos by a professional photographer fetched higher selling prices, ranging from £606 more for low end properties to £10,420 at the high-end proving that it’s a no-brainer, it pays to have professional photography! (Source: Photography for Real Estate)
6. All of your properties are in a beauty parade
Focus on ways to make them stand head and shoulders over the competition. Getting them noticed for the right reasons and creating the best possible first impression will get you more viewings. (Source: Rightmove)
